Will you be listing my house on the MLS?
We are not real estate agents, so we don’t list houses. We are professional home buyers — we buy houses that meet certain criteria. We may then repair the house and resell it to another deserving homeowner, or keep it as a rental property. Back to top ⇪
Do you pay fair prices for properties?
We purchase many houses below market value so that we can resell them at a small profit to other homeowners. In our experience, many sellers aren’t expecting a large “windfall” on the property. Instead, they appreciate that we can eliminate many of the steps they would otherwise be required to take in order to sell the house. Most homeowners are also pleased that we are able to match their home with a deserving family who might otherwise not have the opportunity to own.
How do you determine the price to offer on my house?
Our process is very straightforward. We look at the location of the property, the repairs that are required, the current condition of the property, and the values of comparable houses recently sold in the area. We take many pieces of information into consideration and come up with a fair price that works for everyone. Back to top ⇪
Do you deal in higher-priced properties?
Yes.
What kind of houses do you buy?
We buy houses in any area, condition, or price range.
What if my house needs repairs?
We will buy your house as-is. You are not required to do any repairs.
What if my property has health department violations or is condemned?
No problem! We can still buy your house as is, even if it has been scheduled for demolition. Back to top ⇪
Do you charge any fees or commissions?
This is what makes us stand out from the traditional method of selling your house. There are NO fees or commissions when you sell your home to us.
We’ll make you an offer. If it’s a fit then we will move forward — and we’ll often pay the closing costs too. No hassle, no fees. Back to top ⇪
How are you different from a real estate agent?
Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers. Afterwards, they take a percentage of the sale price. Often, the agent’s commission is 6% of the sale price of your house.
The average time to sell a property in many markets right now is 6-12 months. Agents provide a great service for those that can wait a while to sell, and who don’t mind giving up additional profit in commission fees.
But that’s where we’re different: we’re not agents. We buy houses. Since Four Steps Sold is actually the one buying the house from you, we can usually have an offer back to you within a couple days. Four Steps Sold takes on the risk to buy, repair, and market the house. Back to top ⇪
Is there any obligation when I submit my info?
There is no obligation. Once you tell us a bit about your property, we’ll take a look and maybe set up a call with you to find out more. Then, we’ll make you an offer that’s fair for everyone. From there, it’s up to you if you want to move forward — we won’t hassle you. Back to top ⇪
What if I am behind on my payments or in foreclosure, can you help?
Yes, if you call or contact us now, we may be able to help catch up on your back payments and stop the foreclosure process.
If I register online, when will I hear from you?
As soon as we receive your registration, we will review your information and will usually get back to you within 1 to 4 business days. However, if you don’t hear back from us in a timely manner, please give us a call to be sure we received your information. Back to top ⇪
Is it better to call or register online?
That is really up to you, but the quickest way to start the process is by registering online. After you complete the questionnaire, we can quickly review your information. We’ll research your property and then discuss all of the details with you when we call. Since you’re here, why not take a moment to register online now? Back to top ⇪
Do you pay for referrals?
We always appreciate referrals! Four Steps Sold will pay anywhere from $500 to up to 1% of the purchase price of the house we buy.
